WHAT WE DO

Everything . . . you can be as involved or not involved as you wish.   We take care of A to Z.

Whether you're building a 50,000 ft mansion or a small shed, the same processes are involved:  inspection of property, design, permit submission and approval, site preparation, foundation, utility connection for water, electricity, and sewer, installation of unit, obtaining a certificate of occupancy.    

 

The major difference with Backyard Homes West is design and time.  We try to make this as easy as possible.   Once you select the model, we provide you with an "Options" list where you select siding, colors, flooring, window and door positions, and options like a washer/dryer.  We take care of the rest.

Lastly . . . Time.   Your time is valuable and our time is valuable.  Assuming the City inspections are done on a timely basis, we'll deliver your home from the time permits are obtained and escrow is funded between 4 and 9 months depending on construction type. 

  • Initial phone call to discuss your project

  • Identify which model works best for your lot

  • Evaluate photos you provide about site, power lines

  • Call local planning department re ADU requirements

  • Site inspection to evaluate location of unit, foundation, power lines, access to utilities, evaluate sewer connection, access to backyard

  • Customer funds Design phase of project

  • Design and plans created for your approval.

  • Plan submission and initial fees paid

  • Corrections to plans submitted to City; approval obtained

  • Customer funds escrow

  • Materials ordered

  • Site prep begins; pour foundation, utility connections prepped

  • Materials arrive onsite (apprx 1 month); construction begins

  • Initial inspections by the City

  • Interior: appliances, cabinets, interior walls built          

  • Establish all utility connections

  • Further inspections by the City

  • Final walk through and approval by customer

  • Obtain Certificate of Occupancy

  • Final payment from escrow

Easy . . .

Permit Submission

BHW presents your project to the City.  Customer pays fees and permit obtainted.

Site Work
 

Site prepared, build foundation, utility connections established, materials ordered.

Installation
 

Building installed, kitchen and bathroom assembled, final "sign off" from inspectors, obtain Certificate of Occupancy.
